IN-1235 McElhaney Hall Classroom Renovations

AI Summary

The procurement concerns a comprehensive renovation of McElhaney Hall at Indiana University of Pennsylvania. The project scope includes the construction of one large classroom, the refurbishment of multiple smaller office and ancillary spaces on the first and second floors, and associated mechanical and mechanical integration work above the building. The work will restore and modernize the educational and administrative functions of the hall while ensuring compliance with contemporary building standards.

The contractor is required to execute the renovations in a coordinated manner across both floors of the building. Specific tasks involve the erection of shafts and duct connections through the second floor, installation of a new rooftop heating and cooling unit on the roof, and related modifications to the floor below the rooftop unit to accommodate the equipment. The project design necessitates seamless integration of these mechanical systems with the existing building envelope and interior finishes to achieve a functional, energy‑efficient environment.

The work shall be performed under a Lead Prime Contractor arrangement, with the General Construction Contractor acting as the principal responsible party, while separate specialists are engaged for specialized trade services. All construction must adhere to the building code requirements and specified mechanical and HVAC standards for nonresidential educational facilities.
