The anticipated timeline calls for the commencement of services in January 2027, a planning submission due in May 2027, and the start of physical work on site in January 2028.
Beyond conventional architectural design, L&Q seeks suppliers who can contribute to holistic project delivery, including site viability assessments, sales development and promotion of the dwellings, and risk management throughout the development lifecycle. The engagement is designed to gauge market capability and capacity for the delivery of the planned housing programme, which aims to provide sustainable, high‑density family homes as part of a larger 53‑acre masterplan that also includes public open space, commercial uses, and a new school. Potential partners will be invited to complete a questionnaire via the In‑tend platform as part of the preliminary market engagement.
All architectural services will be conducted in compliance with RIBA stages 2 and 3 guidelines and in accordance with the Trafford Design Code requirements.
